Location of land for building

The land size must be suitable for the building design to be constructed, depending on the building style you choose.
The land for construction must be located in Chiang Mai or Lamphun provinces. For nearby provinces, the company will consider the suitability on a case-by-case basis.
Land requiring filling or leveling must be prepared before signing the contract. You can do this yourself, or if you would like the company to do it for you, please inform the company.
If the land is located within a housing project or complex, you will be responsible for all associated expenses. This includes any charges or restrictions on on-site accommodation due to the project or complex’s fees, or if you choose a building design that occupies the entire plot, you will be responsible for any costs associated with finding alternative accommodation elsewhere.
Ease of operation , such as easy access for trucks and existing electricity and water mains already running along the property.
Land Ownership: If the land is not yours, you must obtain written consent from the landowner for construction. In cases where you need to borrow money from a financial institution for construction, the land must be your full ownership.

building design


▶ Our company provides building design services that maximize the suitability and usability for you, within your specified construction budget.
▶ Preliminary Design: Our company will prepare a rough draft along with a 3D model for your review. A deposit for the design will be required, starting from 50,000 baht and up, depending on the size and detail of the design. This amount is non-refundable and will be considered a design service fee, but it can be deducted from the first installment of the construction deposit.
▶ The company offers various building designs for you to choose from. If you choose the company to construct the building, there will be no design fee. However, if you do not wish for the company to construct the building, the company will charge a design fee of 8% of the construction cost. A deposit of 50,000 baht is required on the day you agree to the design service.

building process

▶ Prepare the following documents:
◈ Copy of the title deed (full size).
◈ Copy of ID card
◈ Photographs of the land where the construction will take place (if available).
▶ Specify your desired house design or concept, including budget, number of occupants, number of rooms, preferred materials, etc.
▶ If you would like our company to provide a preliminary building design, 3D rendering, material list, and price quotation as an initial sample, there will be no charge whatsoever. However, a deposit for the design will be required, starting from 50,000 baht and up, depending on the size and type of building. – For other types of buildings such as dormitories, apartments, shophouses, factories, etc., the deposit will start from 75,000 baht.
*** The company reserves the right to retain this amount as a design fee, but it can be deducted from the first installment of the construction deposit.
▶ Once the architectural design is complete, the company will schedule a signing of the construction contract within 30 days, and a deposit of 15-20% of the construction cost will be required.
▶ If you require our company to handle the building permit and bank loan applications, you will need to prepare and provide the necessary documents to our company again.
▶ The company is ready to commence work within 30 days from the start date of the contract.
▶ The company will begin construction after obtaining the building permit from the relevant government agency.

warranty

▶ The company is pleased to provide a 1-year warranty against damage to the building resulting from construction defects.
▶ Structural work, up to 10 years*
▶ Electrical and plumbing systems work, up to 4 years*
▶ Roof installation warranty: up to 5 years*
▶ Material quality guaranteed for up to 3 years*
▶ Termite prevention service, up to 3 years*

payment terms

Design fee deposit : 50,000 baht or more (non-refundable, but can be used as a discount towards the construction contract deposit in point 2).
Construction contract deposit: Upon signing the contract, a minimum payment of 15-20% or more of the construction cost is required (non-refundable).
Payment for construction installments will be made according to the details in the construction contract. Payment is only accepted upon completion of each installment; no payments will be made outside of the contract.
